Bill’s success in residential real estate rests on a strong foundation in finance, land use, and planning. He earned his degree in Business Administration at the University of Texas, and began his career as a C.P.A. with Price Waterhouse. He was involved in many aspects of commercial real estate sales and development before focusing exclusively on residential sales.
Bill is a dedicated family man who appreciates all that the area has to offer family with regard to excellent schools, activities, facilities, and neighborhoods. In his free time, Bill enjoys sailing on the San Francisco Bay, skiing in Tahoe, and savoring nearby San Francisco’s renowned culture and attractions.
Ann Aylwin comes from a long line of commercial and government real estate developers. For the past decade, she has managed a privately held portfolio of United States post offices that are leased to the U.S. Postal Service. During this time, Ann has also assisted Bill Smith with residential real estate projects. She joined Pacific Union in 2014 in order to expand the scope of her work.
A resident of the San Francisco for 28 years, and Tiburon and Belvedere for the past 16 years, Ann has long appreciated all that Marin and the Bay Area have to offer, and why local real estate carries such tremendous value. She enjoys giving back to the community that has given so much to her.

In addition to her work in real estate, Ann has deep roots in nonprofit development and governance, literature and the far corners of the world. Ann earned a Bachelor of Philosophy with a Focus in Finance at Miami University in Oxford, Ohio and began her career as Vice President of Development at a nonprofit aviation research institute. She worked for a whitewater rafting company in the Eastern U.S., then a wildlife sanctuary in Nepal. After extensive international travel, she moved to the San Francisco Bay Area to work in adventure travel. Following a decade as top producer in Central and East Asia operations, Ann shifted her focus to the strategic aspects of the business as Vice President of Marketing and Sales. In real estate, Ann draws often on the skills she honed in marketing, sales and operations, her years cultivating relationships with high net worth individuals, and the perspectives she has gained from her travels abroad.
Kristen Johnston is a real estate Marketing Specialist who partners with owners to position their homes in the best possible light. After spending several years in Marketing and Branding at an interior design firm working with luxury hospitality brands, Kristen brought her expertise to Bill and Ann's team. She knows what truly drives people to connect with a space - and it's much more than just mastering the newest marketing trends. It's telling a story and creating an emotional connection with an idea of a home.
Kristen holds a BA in Communications and Media Studies from Dominican University of California. She is truly passionate about real estate and design in all forms and is working toward getting her California Real Estate license.
As a lifetime Marin County resident, specifically Mill Valley, Corte Madera and Larkspur, Kristen knows this area intimately. She loves to highlight the unique Marin County experience for each home she works on.
